01 / THE COMPANY

A developer’s perspective.
A technology company’s ambition.

Skylark Halo Corporation is building at the intersection of the physical and digital worlds.

Founded and led by Ian Herd, SHC brings together real estate development, software, modular construction, global sourcing and technology development. Our leadership brings decades of experience in volumetric modular manufacturing to a wider corporate ambition: connect real estate, software, supply chains and industrial capability in one coordinated delivery model.

From an early feasibility study to a coordinated development program, our ambition is straightforward: give capable teams more clarity, reduce avoidable work and turn strong ideas into lasting assets.

How we work ↗

THE MODULAR ADVANTAGE

Decades of experience.
A new generation of delivery.

Volumetric modular manufacturing is more than a construction method. It is a disciplined system of design, procurement, production and delivery.

Manufacturing knowledge. Software intelligence. One connected supply chain.

SHC draws on its leadership’s decades of experience in volumetric modular manufacturing — understanding how fully formed building modules move from design and component procurement through factory assembly, transport and installation.

We bring that practical perspective into SHC software. Our approach connects specifications, supplier quotations, bills of materials, production sequences and delivery dependencies so teams can identify waste, coordinate decisions and protect the economics of a build.

OUR CONSTRUCTION COST AMBITION20–30%

Lower construction costs
on most builds.

Our objective combines manufacturing discipline, supply-chain management and SHC software to reduce the cost of delivering comparable buildings.

Management’s cost-reduction objective, not independently verified achieved savings. Comparison is to an equivalent conventional-build scope. Outcomes depend on design, repetition, volume, location, logistics and market conditions; each project requires its own assessment.

01 / DESIGN

Design for manufacture.

Repeatable modules and coordinated interfaces reduce avoidable complexity and rework.

02 / PROCUREMENT

Buy as one system.

Align specifications, quantities, supplier comparisons and purchasing decisions.

03 / PRODUCTION

Sequence the work.

Coordinate factory inputs, assembly stages, quality checks and site readiness.

04 / DELIVERY

Control the handoffs.

Connect transport, installation and follow-on trades to a shared delivery plan.

02 / REAL ESTATE DEVELOPMENT

Places with purpose.
Delivery with intelligence.

Housing, education and productive space — considered together, from the first opportunity to long-term operations.

FEATURED DEVELOPMENT VISION

The Kingston
campus initiative.

A proposed Eastern Ontario campus connecting housing, practical education, modular production and community life. Several suitable locations are being considered; the Bath Road concept shown here is one site option. SHC’s development and software work supports the planning of this integrated model.

03 / OUR FLAGSHIP TECHNOLOGY

HALO BIM+
See the whole undertaking.

A private development command platform, designed to connect project knowledge, departmental work and accountable decisions.

POWERED BY PROPELLIO INTELLIGENCE

From scattered information
to coordinated action.

HALO BIM+ is SHC’s development management platform in development. Its architecture brings feasibility, funding, procurement, design changes and approval conditions into a shared project context.

  • Evidence-linked assumptions and project memory
  • Department workflows and action routing
  • Drawing and version change impact
  • Human review, decisions and activity records
  • Multiple projects in one command environment

Internal prototype. The full 30-department model is a development roadmap. Live integrations, agent execution and measurable savings are to be validated through pilots.

05 / INDUSTRIAL INNOVATION

Industrial capability.
From equipment to intelligence.

Use it. Supply it. Build the expertise to support it.

SHC’s industrial strategy brings together the use of factory robots and equipment in our production model, equipment sourcing and sales for manufacturers, and the future development of repair and service capability. We aim to connect machinery with the software, supply chains and skilled people needed to put it to work.

USE & DEPLOY

Apply robotics and equipment to modular production and industrial workflows.

SOURCE & SELL

Help manufacturers assess, source and procure equipment matched to their needs.

FUTURE / REPAIR & SERVICE

Develop diagnostic, maintenance, repair and parts-support capability as the program matures.

Industrial programs are being developed. Sales and deployment scope are confirmed per project; a repair network is a future capability.
